Land Use Analysis

Land Use Analysis (Highest and Best Use) provides a property owner a thorough analysis of the best use for a property. We take property-specific information and combine it with market knowledge to help determine the use for vacant land or an improved property, which results in the highest value. We consider variables such as location, configuration, utilities, zoning, traffic counts, supply and demand in the marketplace, potential growth and many other factors.

  1. Executive Summary
  2. Property Attributes (Drive time maps, traffic patterns, access/visibility, surrounding land use, natural amenities, neighborhood services)
  3. Background Status of Subject Property
    1. Physically Possible
    2. Legally Permissible
    3. Financially Feasible
    4. Maximally Productive in ‘As is’ condition
  4. Marketability
  5. Conclusions as to highest and best use
